The sale list comes straight from the Philadelphia Sheriff's Office auction site — every address, OPA number, writ, and sale date, refreshed as listings change. Postponements and stays happen constantly; the source of record is the only place worth reading.

The Philadelphia Sheriff's Office tax lien sale scheduled for September 25, 2026, held online through Bid4Assets. These are properties with delinquent city taxes being auctioned under Pennsylvania's Municipal Claims and Tax Liens Act. Do liens survive the sale?
It depends on the sale type, the lien type, and how notice was handled — and getting this wrong is the most expensive mistake in this market. Where does the data come from?
Two official sources: the Philadelphia Sheriff's Office auction site (the sale list itself) and the City of Philadelphia's OPA property records via OpenDataPhilly (assessments). Area values come from the City's recorded real estate transfers (Department of Records, via OpenDataPhilly). Every number traces to a public record.
What is “area value,” and how is it calculated?
It answers one question: what do properties like this one sell for around here? We take every deed recorded in Philadelphia in the last 12 months, remove the ones that aren't real market sales (transfers under $10,000, family transfers, estates and trusts, sheriff's deeds, Land Bank and other government transfers, and the first leg of a quick flip), keep the same property type, and look within a quarter mile — widening to a half mile, then a mile, until there are at least five. Area value is the median price per square foot of those sales multiplied by this property's square footage, shown with the 25th–75th percentile range. It is not an appraisal and it says nothing about this property's condition, occupancy, or title: a sheriff-sale property often sells — and is worth — far less than its renovated neighbors. Commercial and industrial parcels aren't compared. Where there are too few sales, we show no number.
Why is it called UpsetSale?
In Pennsylvania's other 66 counties, the first tax sale of the year is called an upset sale — named for the “upset price,” the minimum bid covering what's owed. Philadelphia runs its tax sales differently (as sheriff sales under a different statute), which is exactly the kind of county-by-county mess this site exists to keep straight.
